The temperature and pressure relief valve on your water heater is a safety device, not a nuisance part, and when it leaks it is usually doing exactly the job it was built for: releasing water because the pressure or temperature inside the tank has climbed past a safe limit. That is the important thing to understand before you write off a dripping T&P valve as a minor annoyance. Although sometimes it is minor, sometimes it is the only thing standing between a dangerously overpressurized tank and a serious failure, and the leak is the warning.
The valve sits near the top or on the side of the tank, with a discharge tube running down toward the floor. It opens automatically if tank pressure exceeds roughly 150 psi or the water temperature passes about 210 degrees. So a leaking water heater pressure relief valve is worth taking seriously and diagnosing properly, because the fix depends entirely on why it is releasing.
Thermal Expansion
Every time your water heater fires up, the water inside expands. In an open system that expansion had somewhere to go, but most metro Atlanta homes now run on a closed system because a pressure reducing valve or a backflow preventer sits on the incoming line. In a closed system the expanding water has nowhere to escape, so pressure spikes each heating cycle, and the relief valve opens to bleed it off. That is why you often see a leak that comes and goes rather than a steady stream.
The correct fix here is usually not the valve at all. It is a thermal expansion tank, a small tank that gives the expanding water a cushion to push into so the pressure never reaches the relief point. Homes required to have a pressure reducing valve on the supply are frequently required to have an expansion tank as well, and plenty do not, which is exactly why the relief valve ends up doing that job instead.
Excess Pressure and Temperature
A relief valve that runs steadily rather than dripping occasionally points to genuine excess pressure in the system, which can come from municipal supply pressure that is too high or a failed pressure reducing valve on the incoming line. A plumber can put a gauge on the system in minutes and tell you whether the household pressure is sitting where it should, generally under 80 psi.
The temperature side is the one to respect most. If the valve is discharging very hot water, the tank thermostat may be set too high or failing, letting the water climb toward the scald and pressure danger zone. That is not a leak to monitor. That is a reason to shut the unit down and get a professional out, because a water heater that cannot control its own temperature is a safety problem.
A Valve That Has Simply Worn Out
Relief valves do not last forever. The internal seat can corrode with mineral buildup, and Atlanta water carries enough mineral content to accelerate that. A valve that has been tested and then failed to reseat, or one on an older heater that has started weeping with no pressure problem behind it, has usually just reached the end of its service life. Replacing it is straightforward for a plumber, but the replacement has to be matched to the tank's rating, which is one reason this is not the ideal place to guess.

Never plug the discharge tube or thread a cap onto the valve to stop the leak, because that removes the tank's last line of defense against overpressure. The right response is to find out why it is releasing. If the cause is thermal expansion, an expansion tank solves it.
